To provide an opportunity for resident homeowners, who may be having difficulty affording the cost of living in Great Barrington, the AHTF is offering zero-interest loans for construction or renovation, to create additional rental income to become financially secure.
To be eligible for this program, applicants must meet the following criteria:
1. Applicants must currently reside in Great Barrington as their primary residence, or be buying a home in Great Barrington that will be used as their primary residence for at least 10 years.
2. The proposed ADU will be built on the Great Barrington property, which is also the primary residence of the applicant.
3. In cases where the total project costs will exceed the amount requested by the applicant, the applicant must demonstrate the ability to complete the total project at the time of application — this may include use of savings, other loans, or labor to be contributed.
Priority will be given to applicants who demonstrate that the ADU rental income (affordable up to 100% of AMI) will assist them in being able to afford their housing costs and help them to remain residents of Great Barrington.
This pilot program is being managed by Construct.
